Meeting Regulations and Effective EV Planning
Intracorp is developing two multi-unit residential buildings known as Telford on the Park in Burnaby BC and Gardena in Coquitlam BC. Each site comprises multiple towers with both condo units for sale and apartment rentals.
LAE provides new development consulting for each building that is subject to minimum electric vehicle (EV) charging requirements set by their respective cities. Not only do minimum requirements need to be met but Intracorp wanted to ensure that each building was providing future residents with a high-quality EV charging service. A key objective for LAE was to review infrastructure designs and establish a specification for EV chargers, networking solutions and operational setup.

Challenges
Delivering EV charging capability at 100% of resident parking spaces in an efficiently designed manner is challenging. In addition, designing electrical and communication infrastructure today to be as flexible as possible to accommodate the widest range of EV charging solutions in the future is not easy.
Process
Each building featured both condo units for sale and rental apartments for rent, with each requiring a different operational setup and strategy. After reviewing drawings, LAE is able to design and plan a comprehensive guideline for all development and construction teams for new development.
Results
LAE provided advice in the form of a report setting out analysis and recommendations on the electrical and communications design to achieve design efficiencies. The report also advised on the combined EV charger and network solution to best serve the condo and apartment rental residents’ EV charging needs.
Project Insights
Developers should seek advice on their buildings’ EV charging design at pre-construction to avoid expensive retrofit scenarios and poor-quality EV charging services. Arranging a charging service specification during pre-construction also ensures that the building is set up with an EV charging service format from day one, rather than a property manager has to start from scratch.
